hard-nosed views and news you can useA List of Good New York Nabes
Posted on August 24, 2010New York City is a great place to live if you have the funds to live in a great neighborhood. However, while rents are very high, industry experts like Isaac Toussie say that it is still possible to find fair honest deals where you get a lot of space in return, among other things. Many factors go into any consideration, such as convenience and access, look and feel, and noise levels. Here is a survey of some nabes that offer a good balance of all these factors in relation to typical prices.
For the most part, we will consider only Queens and Brooklyn neighborhoods, as these are the ones that best fit our criteria for all-around value. The other boroughs are either too expensive or too run-down, as in the case of Manhattan and the Bronx, respectively, or just too remote and isolated, as with the case of Staten Island. Of course, the Bronx does have nice neighborhoods, too, but these are going to be expensive, and you’ll have to avoid the rest of your borough if you want to see something civilized. Industry observers like Isaac Toussie note that while Manhattan also has its pockets of urban blight, anything decent is going to be astronomically priced. Staten Island is just another world altogether and you might as well not bother living in New York City, then!
So Queens and Brooklyn it is. Brooklyn is by far the more storied of the two, with more offerings of high-brow culture if that’s important to you. Queens offers culinary adventurers the best experience outside Manhattan, with the most authentic tastes at any price. Queens also tends to be much more diverse, whereas Brooklyn practically invented the ethnic enclave. Finally, Queens schools are better on average, whereas Brooklyn’s, while good, trails far behind in general comparison.
So what are these great “nabes” and where are they? Well, in Brooklyn you will want Williamsburg and Greenpoint for the bohemian scene. Good, true middle-class areas include Bensonhurst, Gravesend, Bath Beach, Bay Ridge, Fort Hamilton, and Midwood. Canarsie would have once made the cut but has been on its way down. Borough Park seems like an “in-between” situation and can still swing either way. Your basically upper middle-class places are Dyker Heights, Marine Park, Brighton Beach, and Sheepshead Bay.
In Queens the toniest nabes are Forest Hills and Kew Gardens. Almost as good are Flushing (and East Flushing) and Bayside. Astoria is known for its night life. Sunnyside, Woodside, Ridgewood, and Elmhurst (but avoid East Elmhurst) are more working-class but still often quite civilized to live in. Middle Village, Queens Village, Maspeth, and Juniper Valley are demographically between the working and (true) middle classes.
Outside these areas, you’ll probably want to steer clear of. We’ll cover those in another article. But suffice it to say, even the areas mentioned here can be undesirable on their “border areas,” where they abut the urban blight of the next neighborhood over, as implied in the case of Elmhurst and East Elmhurst mentioned earlier. So exercise all due diligence and thoroughly research a neighborhood with some personal experience!
Exactly what to do with a W9 tax form request
Posted on August 22, 2010Taxes and all of those forms… We should face it, tax forms can usually be complex. There are a great many questions people today ask when they receive or need to send out tax forms. One of the more prominent questions is, if you receive a W9 form request, what precisely should you do with it?
Well if you get a W9 request then in accordance to the Internal Revenue Service you require to reply to it, given that that person asking for it is responsible to give you a 1099 form (this is an information return). If they are not required to give you a 1099 form (information return), well that would be a whole different story.
So what will happen if you do not reply to the form W9 request?
If you do not reply to the form W9 request you will be subject to a fifty dollar penalty and even future backup withholding. Backup withholding? you might probably ask, well if select not to give the details needed to a required filer of an 1099 Form (information return, not to be confused with a 1040 form) they are required to withhold up to twenty eight percent which is remitted to the government.
High Risk Business Loans Bad Credit A Common Keyword
Posted on August 21, 2010Who in the world types terms like “business loans bad credit at high risk” in to the search engines? It seems to be one of the most popular keyword phrases encountered daily by them, as measured by volume reported, but who are people that write – and therefore think – this way? So ungrammatical, so casual, so carelessly…entrepreneurs?
It appears as if virtually every small business is in dire necessity of Small business financing or if not, then gives a distinct silent cry for a loan. Obviously if anyone falls in a financial pit, there’s almost no escape nor is there any vitality to fight back, sequencing fatal results for the company. Shame on those careless enough to have not figured out anything about maintaining their business, I find fault with personal and emotional interference.
And just what does it say about business people that they’re given over to such conceptual mash-ups like “high risk business loans bad credit” anyway? Talk about stream-of-consciousness writing! Joyce would be proud, in all likelihood. Yet that’s precisely the mindset of a success story. While there are numerous highly intelligent and highly literate successes in business, there are vastly more who succeed despite, it could seem, themselves – that is to say, you needn’t be an intellectual in order to make a lot of money. You basically need to learn how to make big money and go about doing it.
If that means being literate, being an intellectual, then so be it. But one really has nothing related to the other. That’s why we get people Googling high risk business loans bad credit every day. These are obviously businessmen and women who are in need of money and yet are high risks themselves! Furthermore, consider that they recognize that they are risky propositions and yet half-expect, at least, to find someone willing to lend them money. What audacity in fact – the same hard thick-skinned nerve that’s in the DNA of most any entrepreneur, only exponentially increased!
It’s a great thing, such cheek, such gall, such moxie, such temerity. It’s just that kind of gumption that got you to be an entrepreneur in the first place, in the end. But some of your peers have it in abundance – and that’s actually an understatement! So they are going around scouring the web for all signs of a business loan for those with poor credit, fully expecting that where there’s a need there’s a businessman or woman who has figured out a way to meet it!
And indeed, such intuition is proven right: there is indeed a way for those with bad credit histories to get money for their businesses. Furthermore, they can pay back the funds slowly and gradually, practically taking their sweet time to do so! This is no loan, however, but cold hard cash that’s advanced against anticipated credit card sales. You would only pay back a certain previously agreed upon percentage of the monthly receipts – that’s it!
The Beauity And Creativity Behind A Bronze Sclupture
Posted on August 21, 2010From Greek vases to Italian marble statues, consumers just can’t get enough of quality museum replicas for their homes and offices. It is small wonder, of course, that individuals should wish to surround themselves with timeless classic beauty. Indeed, museum replicas can lend style and even authority – the authority of tradition, the gravitas of high culture – to any setting, imbuing a sense of importance to one’s own endeavors in such an environment.
Bronze sculpture is also popular among museum replica connoisseurs for just those reasons. Do not laugh; it’s true. Such showpieces symbolize one’s erudition and, even, personal nobility. Art certainly communicates those qualities, anyway, on behalf of their owners. And here’s the curious thing: it all sounds so crass, ironically, given the high-minded perception that normally surrounds art!
The very act of wishing to link oneself with some past glory seems pretentious at best and downright absurd at worst. Yet it’s a fine line between true aesthetic appreciation of the informed sort and mere fashionable accessorizing of one’s residence or workplace.
Museum replicas let us all to play the part of a refined collector of antiques – not “antiques” in the now commonly debased sense of someone’s grandmother’s grandmother’s quilt abandoned at a yard sale, but treasures of the ancients now ours to enjoy. The pottery of ancient Greece isn’t only gorgeous but bear witness to one of the most intellectually remarkable civilizations of humankind.
And who has not gasped at the craftsmanship of a David, an Augustus Caesar, or an Ecstasy of Saint Teresa? These are some of the most prized examples of Italian inspiration anywhere, for all time, and owing one puts us in touch with the human potential for creativity, the cultural heritage of our species. They lift us from the everyday into a realm of the spirit.
How State Tax Forms Help Pay For Public Education
Posted on August 20, 2010State tax forms are required to file state taxes – but where is our tax money going? Taxes are utilized to support the government, but in a democracy the government is supposed to be “for the people,” as a popular rumor has it. All the state tax forms filed year in, year out seem to have no effect on our local governments, which across the country are more likely than not operating at a deficit. How is this possible with all of the money pouring into government coffers?
Most people merely file their state tax forms and leave it at that, too busy with their lives and some even hoping not to attract any government attention. But a growing number of our fellow citizens and residents are greatly concerned over where “their money” is going. Almost everybody agrees with paying for firefighters, sanitation workers, and other civil servants, but even then there can be a lot of controversy over the details.
Take educators for example. Again, nearly everyone agrees that teachers are needed. But how to compensate them with our tax dollars, exactly? Currently, numerous people across the country are up in arms over teacher perks and salaries.
It’s felt that teachers have things much too comfortable, and there are folks who would like to make the profession of teaching a job like any other, which in the United States means “hire and fire at will.”
These folks want to, they say, hold teachers more “accountable” for student performance, which is usually proposed to be measured by standardised test scores. But the other side of the argument believes that teaching isn’t just a job like any other, that the training of minds and the inspiration of hearts isn’t something which can be neatly measured on a quarterly or yearly schedule like some corporate earnings report.
The State of New York Real Estate
Posted on August 20, 2010When getting into anything, it helps to do a little reconnoitering of the facts, even for a professional developer such as Isaac Toussie. And for the proper socioeconomic context in which to put such information, it helps to reference governmental findings such as census reports.
New York’s median annual household income is almost forty-three and a half thousand dollars, compared to the national average of just under forty-two thousand every year. The state median family income also comes out ever-so-slightly ahead of the national figure at over fifty-one thousand versus just over fifty-thousand per annum. As might be expected, per capita differences post the same general ratios at almost twenty-three and a half thousand to over twenty-one and a half thousand, respectively.
Some more facts and figures need to be taken into consideration for a well-rounded appraisal of realty trend lines in New York, but these pertain more specifically to real estate: the median value of owner-occupied housing units is well over a hundred and forty-eight thousand dollars, almost thirty thousand dollars more than the national average of only over one hundred and nineteen thousand. Curiously, the asking price for housing units statewide compared to nationwide posted only a slight difference of about five thousand dollars, at well over ninety-four thousand dollars to only over eighty-nine thousand, respectively.
Average sales prices for homes in the Empire State have often been between two hundred and three hundred thousand dollars for four bedroom units, the most expensive category of housing. However, extremely dramatic spikes and drops have been posted periodically, such that gains of up to over seven hundred thousand dollars were reached. Such surges and declines have not lasted more than a year, and because the drop-offs have only very rarely fell past previous baseline levels, they may have been viewed as simple market corrections instead of anything more ominous. Indeed, other categories of housing – that is, one, two, three, and even four-bedroom units – have held rather steadily for a decade, rising only gradually from an average of around one hundred thousand to no more than two hundred thousand almost a decade later. When considering just one and two-bedroom homes, prices have only appreciated around fifty-thousand dollars in eight years.
It can be surmised that New York’s residential real estate market is fairly stable on the whole. The recent economic woes afflicting the nation have certainly made an impact, but residential realty statewide seems to have endured it fairly well, all things considered. After all, this is the capital of the world we’re dealing with here!
That means that New York City will always be bustling with economic activity, and the state along with it in a rising-tide-lifts-all-boats sort of way. Local developers such as
Isaac Toussie consider home prices of half a million not at all unusual, and should be considered the “entry-level” price one should expect to pay, even for somewhat dilapidated structures in some of the city’s worst neighborhoods. Rents are probably even more incredible, with people actually leasing out their walk-in closets as rooms!
Multimedia Interactive and Immersive
Posted on August 20, 2010“Multimedia” and “virtual reality” used to be big buzzwords during the second half of the ’90s, before the “dot bomb” when internet start-ups were going up like crazy and the stock market couldn’t get enough of them, throwing money at almost every one in a confident shotgun method.
And now those days are long gone, having moved onto the next big bubble (which was, by the way, subprime mortgages, something that’s still a crisis the world over), but virtual reality and multimedia have only become better and better – though full sci-fic implementation is still quite some way off. That’s because a lot is involved in total sensory reproduction, though for many, the “rated-G” audiences of families on a vacation package, say, something like the New York Skyride by serial entrepreneur Zalman Silber would be just fine (it is, briefly, an IMAX-like helicopter fly-over of famous city sites synchronized to motion seating). But in research and development labs around the world, all the biggest names in consumer electronics are busy figuring out how to apply declassified military technology in a relevant way to ever more immersive videogaming and other kinds of entertainment.
Two trends appear ready to finally come to fruition: 3D and kinetics. First, three-dimensional technology is one of the most heavily looked into fields in home electronics, and it seems poised for a prime-time debut in the form of astonishingly advanced television screens that require no 3D glasses to view 3D imagery. Secondly, the multiple billion-dollar videogaming industry has been crucial in developing kinetic controls, whereby user commands are conveyed not through a physical interface but through the user’s own body movements. These two advances are being marketed right now by some of the biggest names in the business, famous labels such as Nintendo and Microsoft, companies that have a proven record of success in most of the things they do. A far cry from the likes of Zalman Silber!
Besides entertainment, the most obvious other uses for these technologies would be in real estate as well as education. Teaching subjects like chemistry and physics will surely be revolutionized by the implementation of intuitive user controls and interactive 3D graphics that do not require a special interface. Wholesale property investment already makes significant use of virtual reality by providing 360-degree views and video walk-throughs of real estate to would-be buyers from around the world. Using virtual tours over the internet, potential buyers can determine from the comfort of their own homes whether an actual site visit is warranted, though property is also often bought solely on the basis of the virtual tour!
Bringing Elegance And Style To Your Home With Marble Sculpture
Posted on August 19, 2010Some of the most popular of museum replicas are those famous Italian marble statues every person knows: David, Augustus Caesar, The Ecstasy of Saint Teresa. They are some of the most prized examples of marble sculpture anywhere, with a fine smoothness and absolute realism.
No wonder everyone wants a copy! They really lend an air of elegance and also authority – gravitas – to a setting. They are veritable objets d’art in themselves, though can also stylishly serve as bookends and even paperweights!
No, those aren’t ignominious fates for such masterpieces of Italian marble. After all, there’s no shame in being practical in addition to being amazing, and if anything utilizing miniature versions of beloved marble statues in novel ways can only further cement their reputations. For what is the purpose of art if not to lift us above the everyday? And what better way to do that than to suffuse the everyday with art, in the manner of a deus ex machina!
Having replicas of museum works of art in your home or office can put you in a great mood all day long if you truly appreciate art. You will go through your day surrounded by a few of the most inspirational works ever created by humankind, landmarks of human achievement and imagination. Who knows, they may even “rub off” on you and inspire creations of your own!
Ultimately, the point in owning such things is how they put us in touch with the cultural heritage of our species. We are reminded of exactly where we came from and what we can accomplish. What they teach us is that the human capacity for creativity is boundless; they put us in a spiritual realm where we can all take pride in the legacy of the ancients. Sounds too good to be true? Get your own and see!
Zalman Silber Oztrek Compared to the USA VAE
Posted on August 18, 2010A webinar is really a webcast that offers limited interactivity, for example audience polling or a brief Q&A session afterwards. If you think about it, however, the state of today’s webinars are hardly far removed from something such as amusement rides like Oztrek by New York entrepreneur Zalman Silber. These are IMAX-like experiences that are passive, with no audience interaction, the only difference from a traditional movie screening being the synchronized motion seating effects involved.
But a webinar is more an online workshop than multimedia entertainment. Something like the Army Virtual Experience, or VAE, however, works to combine both aspects, possibly portending the future.
The VAE is really a mobile infantry combat simulator that allows participants to get a small taste of soldiering under extremely hostile environments. Created by the United States Army in conjunction with American software developer Zombie Studios, full-sized Blackhawk helicopter and full-sized Humvee vehicle simulators are employed to further develop the sense of realistic immersion. It is really a mobile infantry combat simulator, available in a handful of different versions from full-sized to traveling packages suitable for indoor or outdoor installations. It was developed as a response to the increased appetite of young American males for electronic forms of entertainment, augmenting traditional advertising efforts on television. In two years and at a cost of almost twenty million dollars, the VAE has been deployed at a variety of sites throughout forty states at venues ranging from NASCAR races to music festivals.
Available in different versions, the full VAE requires just under twenty-thousand square-feet of room for all the various aspects of the simulation technology involved, from the aforementioned life-sized replicas of Army hardware to the various computers and networking equipment necessary for bringing it all together to life. It’s a long ways off from the kind of passive technology encountered at amusement rides like the Oztrek by serial entrepreneur Zalman Silber. Employing a gigantic IMAX-like screen with motion seating that is activated in synchronization with onscreen events and actions, this sort of immersive experience is purposefully safe and innocuous, suitable for the general family-oriented audiences it seeks. By contrast, the VAE leans heavily towards young males, with an emphasis on fire-and-forget gameplay. The full-version starts off in a traditional manner similar to something like the aforementioned Oztrek, with a twenty-minute ride in which video briefings are given by various soldiers of the United States Army explaining their areas of expertise and specialized duties as well as their personal goals outside of the military. But the similarity to yesteryear’s virtual tours soon ends as participants go on to engage in any number of war-fighting scenarios from inside life-sized Blackhawk and Humvee simulators.
Selecting The Proper Credit Repair Company
Posted on August 18, 2010When choosing a credit repair company that can aid and give the best suggestions for credit repair as opposed to just handing you off to some collection agency, make sure that it is one that totally abides through the United States Credit Repair Organizations Work, or CROA for short. That is a established of stipulations passed by Congress back in the middle with the 1990s to guard consumers from predatory methods then prevalent inside the business.
An excellent credit repair company these days should discharge all responsibilities below this law – which, incidentally, isn’t technically an “Act” but a “Title” – Title IV, to become precise, with the wider Customer Credit Protection Act, in which Section 401, nevertheless, especially notes that that this arranged of legal prescriptions and proscriptions can indeed be referred to as the “Credit Repair Organizations Act.”
In any circumstance, it’s surely the law, and any credit repair business worth performing company with nowadays will abide by it – or such a company is merely a fly-by-night operation. In the end, what is a credit repair company for but to make your life simpler? Especially in today’s economy, credit worthiness is an particularly important element of contemporary existence.
But precisely since from the present economic tumult, credit reporting companies have raised the bar and what was common yesterday is barely mediocre today. Several consumers have found, virtually overnight, that their once good-if-not-spectacular credit scores are suddenly not so excellent, precluding them from many with the conveniences and even outright alternatives offered to other people, selections like a wide selection of housing and also some of the finest jobs still close to!
Hence the role of the credit repair organization is more essential than ever before, and so all buyers must familiarize themselves with CROA stipulations although shopping around. Unscrupulous businesses can actually cause you elevated financial hardship through their unfair enterprise methods, so make certain to go through up on what CROA gives for! Being a brief introduction, know for now that CROA prohibits your being charged for just about any assistance not completely rendered.
It also permits you to adjust your thoughts right after signing the contract inside 3 days. Under CROA, you can not waive your rights, and must be notified that you might still acquire individual credit information on your own as well as pursue credit repair efforts on your personal. At the same time, you might not lie about your credit history, or make an effort to generate a new identity or credit file. CROA generally tried to guard you being a buyer without letting you off the hook for just about any debt owed.
Hopefully this can isolate the genuine credit businesses from the actual scammers who try as tough as they are able to to snake the helpless and send them to collection organizations. This really is absolutely nothing to become pondering of since it can grow to be one thing really dangerous if ignored for long enough.
